Finished Alpharetta garage

Project story

Alpharetta garage

A two-car garage with heavy oil blotches, tyre tracks, and a stem wall that was falling apart.

The starting point

Heavy oil blotches and tracks worn down the middle

Both bays had dark oil blotches soaked into the concrete, with twin tyre tracks running out toward the door. The slab itself was sound in the field but grey, dusty and completely unsealed. The problem on this job was not really the floor — it was what was happening at the edge of it.

What made it tricky

A stem wall that crumbled when you touched it

Along one wall the bottom of the stem wall had broken down to loose aggregate, with the rebar showing through. There is no point coating over that — the coating would have nothing solid to hold on to and would break away at the edge within a season.

The damaged section was cut back to sound concrete, rebuilt and shaped, then coated along with the floor so the stem wall and the slab finish as one surface.

The process

Six steps. No shortcuts.

The sequence never changes. What changes is the system we put down — decided by the moisture readings and the condition of the slab. Most installs take one to two days.

Inspect & measure

01

Inspect & measure

We take moisture readings on the bare slab, check concrete condition, cracks and stem walls, and measure square footage.

Diamond grind

02

Diamond grind

Diamond grinding opens the surface so the coating bonds into the concrete instead of sitting on top of it.

Repair cracks & stem walls

03

Repair cracks & stem walls

Cracks, control joints and crumbling stem walls get filled and rebuilt before any coating goes down.

04

Base coat

An epoxy or polyurea base goes down wet and bonds into the ground concrete.

Full flake broadcast

05

Full flake broadcast

Flake is broadcast to refusal across the wet base, then scraped and vacuumed once it cures.

Polyaspartic topcoat & walkthrough

06

Polyaspartic topcoat & walkthrough

A clear polyaspartic topcoat locks in the flake and takes the UV, chemicals and traffic.

Step photographs are from Final Finish installs — not every step shown was photographed on this job.

The result

Drag the handle

Basalt full flake wall to wall, with the stem walls coated in the same system so the edge finishes hard instead of feathering out.
