Covered patio with a flake-coated concrete floor

Patios

A patio floor that handles sun, rain and pollen season

The same sequence we run in garages — a diamond-ground slab, a UV-stable polyaspartic base, a full flake broadcast, and a UV-stable polyaspartic topcoat — built for a floor that lives outside.

What you get

What a Final Finish outdoor floor includes

Full flake broadcast

Flake is broadcast to refusal across the entire slab, then scraped flat, so the floor reads as one continuous surface.

UV-stable polyaspartic topcoat

The topcoat is the layer that faces the sun. We specify a UV-stable polyaspartic for floors that sit outdoors.

Texture where it gets wet

Texture can be built into the topcoat for areas that get wet. We walk the options with you on site.

Long-Term Warranties

A written warranty on the system. Ask what is covered for your slab at the consultation.

What changes outdoors

An outdoor slab is a different problem than a garage

These are the four things we plan around before we quote a patio.

Sun and UV

An outdoor floor sits in direct sun all day. Outdoors the base coat is a UV-stable polyaspartic, like the topcoat, so the whole system faces the sun.

Optional extra anti-slip

If the patio gets wet or is used barefoot, extra anti-slip texture can go into the topcoat. It is optional: we show you the levels on a sample board and you choose.

Pollen and Atlanta spring

A sealed, non-porous surface hoses off, instead of holding pollen and grit the way open concrete pores do.

Tired concrete

Most patios we get asked about are stained, patched or weathered. Grinding flat and covering edge to edge is the whole point.

The process

Six steps, start to finish

Most installs take one to two days. Walk on it in 4 hours, drive on it in 24.

  1. 01

    Inspect & measure

Concrete condition and a moisture test, measured on site.

  2. 02

    Diamond grind

We grind the slab to open the profile so the base can bond.

  3. 03

    Repair

Cracks, pits and spalled edges filled and shaped.

  4. 04

    Base coat

A UV-stable polyaspartic base outdoors. A vapor barrier goes under it if moisture readings run high.

  5. 05

    Full flake

Flake broadcast to refusal across the whole floor, then scraped.

  6. 06

    Topcoat & walkthrough

Polyaspartic topcoat, then we walk the finished floor with you.

Colors

Flake blends

Blends are chosen at the consultation against your house and the light the slab gets.

Projects start at $2,500

We price outdoor projects on site, after we measure the slab and moisture-test it. We travel for larger jobs.

In-home consultation

We measure the slab, moisture-test it, and price the floor in front of you. No charge, no obligation.
